Local Conditions in Rockport That Impact Underground Tank Removal

Rockport’s location on the St. Lawrence River in the Thousand Islands, with shallow bedrock and shoreline fill areas, can influence underground storage tank (UST) removal and remediation:

  • Soil Type: Thin glacial till over shallow limestone/bedrock is common on uplands, with pockets of sandy or silty fill in the village core and along the waterfront. Finer lenses can hold petroleum while fractured bedrock can enable rapid movement—so we plan careful excavation, segregation/stockpiling, and targeted soil testing to track any impacted material.
  • Water Table & Proximity to Waterways: Properties near the St. Lawrence River and adjacent wetlands often experience seasonally high groundwater. Any leaks can migrate toward groundwater or surface water more quickly, so our work plans account for groundwater conditions, potential dewatering, and confirmatory sampling to protect sensitive receptors within the Thousand Islands corridor.
  • Regulatory & Real-Estate Considerations: The Township of Leeds and the Thousand Islands (TLTI) may require permits for excavation and site restoration, and transactions often request environmental clearance where a tank is known or suspected. Sites close to shorelines or regulated wetlands typically require conservation authority review. We coordinate utility locates, permitting, and documentation to meet municipal bylaws and provincial standards (MECP/TSSA).

Local Resources for UST Removal in Rockport

If you have a buried fuel tank on your Rockport property, these authorities and references will help you stay compliant and informed:

  • Township of Leeds and the Thousand Islands – Building/Planning: Apply for excavation/construction permits and review local requirements for UST removal, backfilling, and site restoration.
  • Cataraqui Region Conservation Authority (CRCA): Permits and guidance for work within regulated areas, floodplains, shorelines, and wetlands along the St. Lawrence River.
  • Parks Canada – Thousand Islands National Park (as applicable): Additional permissions may apply for activities adjacent to federal lands, islands, or canal-related infrastructure.
  • Ontario Ministry of the Environment, Conservation and Parks (MECP): Provincial soil/groundwater standards, excess soil rules, and remediation requirements for petroleum-impacted sites.
  • Technical Standards and Safety Authority (TSSA): Oversight of safe handling, abandonment, and removal of fuel oil tanks under Ontario’s Fuel Oil Code; contractor and process requirements.

We bought an auto repair shop with an old oil tank that left contamination under the floor and footing. SOS handled everything perfectly. Cam and Levi are friendly, professional, and extremely knowledgeable. Communication was clear and honest — no runaround, just straight answers. If you need remediation done right the first time, these are the people to call. As shop owners, we know the value of fixing things right — and that’s exactly what SOS does.

Cam and his crew were exceptionally easy to work with. Our garage was in bad shape and we had planned on utilizing SOS and the team for months. They came and demolished our garage in such a professional manner. Cam came and worked hard all day because he didn't want to let any of his clients down. Even while the night prior there was a huge windstorm and he had to delegate all the various jobs that need prioritizing. The clean up was done effectively and the team works fast and they are a lot of fun as well. Last minute Ryan and I decided a deck would be a great addition. I literally just asked Cam and he said he would come back the following week and build us a beautiful deck where our old leaky garage once stood. The cost of his work is very reasonable. I cannot thank him and his team for all the hard work they did for us!! Lots of appreciation Leiann and Ryan
